In some instances you may not choose to engage full service program, project or construction management services. In this case, PCI will consult with you and provide support and over-sight services. If you simply need assistance with developing a request for proposal, sitting on a selection committee, constructability reviews, inspections, or a trusted advisor that is only a phone call away – we are flexible and will be there for you! Whether it is scheduling, estimating, program, project or construction management services we have staff ready to support and give you as much or as little oversight as you desire.

Every projects goal is to provide proper management at all phases of the project and certainly before construction begins. However, for various reasons some projects management goes side-ways. If you find your project team “in a hole”– many times the best solution is to “stop digging” retain a trusted advisor and “get out of the hole”. A trusted 3rd Party PM Advisor that has not lived through the emotions of the project, allows for sound objective decisions and direction to be given. The initial capital construction cost typically is dwarfed by the on-going operations and maintenance cost of the building life cycle. PCI takes great pride in designing and constructing a quality building that allows for good Facility Management (FM) to be implemented. Our FM solution starts during the design and connects all stake holders including the FM and End User Team into the pre-construction phase to allow for best FM practices to be implemented. Our staff not only has experience in managing the capital construction phase but also has successfully implemented the same sound management principles as Facility & Interim Facility Managers. We can continue to be an extension to your staff during the operational phase as you look for the right Facility Manager or be a resource to your current Facility Manager to track and manage work-orders and FM projects. estimating cost management
A lack of information going in is not an excuse for escalating costs throughout the project. Our years of managing projects combined with cost estimating roots going back to 1968 enable us to dive into the details in developing conceptual, programmatic, detail estimates and change order reviews. PCI’s estimates are comprehensive and all-inclusive, not only construction costs but design, equipment, furnishings, information technology, consultants, land, etc. PCI outlines precisely what is required to run pro-formas and project feasibility analysis allowing you to bring your vision to life – line item by line item. As changes are sometimes required: PCI maintains a current cost database allowing for quick and accurate change order cost reviews. Contractors who know their change orders are reviewed tend to provide reasonable pricing throughout the life of the project. Change happens – at PCI, we’ll see that the change does you good.
Whether you need an early, conceptual schedule to guide the project, or a detailed construction schedule to manage the day-to-day activities: PCI has been providing CPM (critical path method) along with Last Planner pull planning on hundreds of projects. A well-organized and managed schedule establishes the “ground rules” necessary to assure the project is completed on time. Our scheduling clients include owners, but also general contractors that are looking for objective schedule management. Understanding the owner’s perspective helps general contractors develop and manage schedules successfully and gain repeat business.
Energy & Life Cycle Management
Whether you need to analyze the first cost of a capital project or want to understand the total life cycle cost of an asset, PCI can manage the team to assure a complete analysis is completed. We see this as the right way to value engineer a project in lieu of aggressive cost cutting. Effective energy and life cycle management will help an owner decide when it is appropriate to invest more in the first cost in order to save ten fold over the life of the asset. PCI has also worked on several projects that have incorporated smart building concepts in order to optimize and maintain system controls and continuous commissioning of the building. To be done effectively, a consistent approach from the initial planning stages of a project through operations has to be implemented and managed.
